So you just spent the summer frantacally looking for a home in Johnson County Kansas, only to be beaten out, beaten down and you still don't own a home. To make matters worse, interests went up since you started looking and frankly we just don't really like this house hunting thing anymore!

As an experienced Real Estate professional in Johnson County Kansas I understand what you are going through but I also know that if you reconsider the fall market may bear fruit that you would never expect.
Since early spring homes have been flying off the market, especially in certain neighborhoods and more importantly certain school districts. You may have found out the hard way that homes this past spring/summer were garnering multiple offers the first day on the market.
While the spring/summer market can be frantic, the fall/winter market is much more subdued. Homes tend to stay on the market longer and the overall activity is slower. This gives you the opportunity to be more selective without the worry that every house you look at will be under contract before sundown.
Lastly, we see less price appreciation and may even a slight price depreciation in the fall winter market. One of the best time to actually buy a home is right before Thankgiving. Weary home sellers tend to be nervous about the coming Holidays and are usually much more willing to negotiate.
Did you give up on your home search? You may want to reconsider, with interest rate still hovering around 4% now may be the best time to get the home of your dreams!
