According to my lender at Wells Fargo, FHA made a surprise announcement today. All loans using Seller funded Down Payment Assistance must be sent to underwriting by August 29th and all loans must be signed, closed and funded on or before September 30th.

I have not seen an official statement from HUD/FHA on this yet but I don't want to see anyone needing this program to purchase a home get caught off guard.

If you have been dilly dallying around with the idea of buying a house, you better get off the fence, you have essentially 1 week to get pre-approved, find a house, get an offer accepted and submit it to underwriting.

This is very serious, if you miss out you will need 3.5% downpayment or no house.

Finally a jersey boy gets his wish. Anyone who has ever been to the Jersey shore knows several things. You go to with an empty stomach because the food is incredible. There is a mom & pop pizza shop on every corner, incredible cheesesteaks and of course Jersey Mike's Subs. Having grown up in Point Pleasant, NJ we would spend our entire summer on the boarwalk, where Jenkinsons serves pizza slices the size of your head and Martells clam bar reigns supreme. As a kid me & my friends would ride our beach cruzer bikes to Jersey Mike's  for the freshest subs you can find. In new jersey you don't order your sub by the inch, you either get a half or a whole. You also order your sub by the #. Once you finds your number you rarely change.

Now after years of wishing & hoping Jersey Mike's is in my backyard. While they have had locations in Topeka & Lawrence, this is finally what I have waited for. My own Jersey Mike's. I think I will go have a Meatball Parm. Now that we finally have Jersey Mike's I will just have to keep waiting for the rest or my wants from Jersey.

I don't know if you watched the season 2 premier of Million Dollar Listing on Bravo last night but one of the stars is a very brash 21 year old named Josh Flagg. Flagg was touting how he sold over 80 million in real estate last year and how he sells properties from 700k to 20 million.

Well it seems that Mr. Flagg has been helping himself to his clients possessions, according to my local paper The Kansas City Star Josh Flagg was arrested for stealing artwork from the estates he has been listing and was released on $100,000 bond.

If this is true it is obviously real estate game over. So much for ethics! I can't believe that these TV shows don't conduct better backround checks on these people. I would have to say that is dumber than Winona Ryder, at least convincted fellons are still allowed to act.
