I am sorry to be so blunt with my title but there is serious problem in the Johnson County Kansas Housing market. It's your house! There are plenty of buyers out there interested in purchasing a home but yours is not up to the standard that they are looking for. Today's buyers want more and your home just didn't make the cut.
There are 5 main reasons why a buyer will not choose your home. Some of them are controlable and some are not.
Location- This is out of your control, you can't move the house to a better school district or off the busy street so we must focus on the things we can control. People buy houses on busy streets everyday, this will not be the main reason you house won't sell.
Curb Appeal- Most buyers will assume that if your home is ugly outside, the inside won't be much different. Getting quailified buyers to your front door is half the battle. Overgrown bushes, rotted wood and dead grass needs to be addressed.
It's outdated- Does your home have old appliances, dirty old carpet or floral wallpaper from a lost era? Then your house most likey is outdated. If this is your house, you will be competing against all of the bank foreclosures and you can't win that price battle.
It's in disrepair- Statistics show that bank owned foreclosures sell for 36% less than market value, so if you were a home buyer looking to buy a fixer upper, which home would you buy? The bank foreclosure with the steep discount or your home that needs repair and wants full market value? Are you prepared to discount your house 36%?
It's overpriced- The price of a home is the function of many things but the 2 things that will have the biggest affect are location and condition. It is fact that over 50% of the homes listed for sale are overpriced! Don't think it is true? All you have to do is look at the percentage of home listed each year that don't sell. It is with true regret that I have to inform you that your home is no longer worth what is was in 2005, 2006, 2007, 2008, 2009 or 2010. It is worth what it is worth in 2011.
Well now for the good news, there 3 ways to make sure you get the offer first.
Pre- inspection- Having your home pre inspected will help ward off existing problems and it will give buyers a sence of comfort know that your home has already been throughly review by a professional.
Home Stager- a good home stager is worth their weight in gold. They will be able to help you decide what repairs or upgrades will get you the most bang for your buck.
Cleanliness- Like they say, cleanliness is next to godliness and it is true. Don't think a buyer will lift up the blinds and see last years dead moths? Think again.
