Hampton Place Home Sales January through June 2011

Despite national housing news to the contrary, the housing market in Hampton Place continues to be steady and reliable.  This desirable south Johnson County neighborhood has seen nineteen homes sold through the first six months of 2011 with another eight scheduled to close.  There are currently thirteen homes for sale in the neighborhood.  In addition to the sale of existing homes, there is an uptick in new home sales as well with four new builds in the first six months this year.  As a resident of Hampton Place and your neighbor, I welcome any opportunity to visit with you about your home and provide more in-depth information about our neighborhood market.

Hampton Place just finished an impressive 1st quarter of home sales. With the spring market getting ready to hit, you can expect more homes to sell. Another good sign is several new homes from Dusty Rhodes, Bickimer and Tabernacle have been popping up, 3 out the 5 new homes completed have SOLD or are under contract. I just wanted to give a quick update prior to my first quarter market report for Hampton Place. Since the end of last year homes sales have been on fire. There have been 8 homes SOLD in the last 90 days and there are 6 homes currently under contract. With only 8 homes active for sale there is currently less than 3 months supply of homes currently available.

If you have been near the Iron Horse entrence lately, you already know that Acuff & Rhodes have built 4 new homes in the last several months and 3 of them have sold already. If you are considering moving up within Hampton Place, don't fret because several new models will be breaking ground soon.

If you are considering listing your house this spring or early summer, you might want to consider moving your time frame up. With the inventory as low as it is, you have an incredible chance to sell you house now instead of waiting for the Spring rush where there will be alot more homes to compete against. Hampton Place typically has 15-25 active listings, so now might be the best time to list.

The final tally is in, there were 27 home sales in Hampton Place this past year. That is down from 31 in 2009. You will see a huge variation in price from the older portion of the neighborhood to the newer portion. There were also several short sale and foreclosure homes that brought the average sales price for the neighborhood down. The Hampton Place subdivision in South Overland Park is a highly coveted neighborhood. Developed by Acuff and Rhodes, Hampton Place continues to be a popular destination for families looking for the high quality Blue Valley Schools. Hampton Place is a unique blend of semi-custom homes with mostly 2 story and 1.5 story floorplans. While most of the home have been built Acuff and Rhodes there are several homes built by Dan Smith, Bickimer and Hoelting Brothers.

2 things that really stand out about Hampton Place, sense of community and quality of life. Both are strong here. Hampton Place boasts one of the largest community pools in the area and it is a big weekend attraction for many of the residents. Hampton Place is also close to major amenities like Super Walmart, Price Chopper and Highway 69 but one of the biggest reasons families are locating here is Sunrise Point Elementary school. Located on the eastern side of Hampton Place, Sunrise Point is one of Blue Valleys newest elementary schools.
