Even in a down market Hampton Place has been holding it's own when it comes to sales. The average days to sell shows 290 days but that is very misleading because on 2 new home models that were listed for a long time before being sold to the public. There has been a lot of stories recently about homeowners walking away from their home even though they can still afford the payments, this is called a strategic default. All of these stories made me think about a song from the Four Tops, Just walk away Renee.

So what doe this have to do with strategic default? It has to do with a policy change at the mortgage giant Fannie Mae, they have recently announced that they will actively pursue homeowners who willfully walk away from a home that they can afford to make payments on. They want to make it clear that they will pursue you for the deficiency if they think you are capable of paying and choose not to.

If  you are considering just walking away from your home? You may be risking more than your immediate future. This could ruin your entire financial future, including wage garnishment and more. So what should an underwater homeowner do? 

If you are struggling now is the time to surround yourself with professionals, you will need a good attorney, tax accountant and a Realtor who understands foreclosures and short sales. Protecting your financial future should be you most important priority. Don't be like Renee!

Hampton Place a fantastic subdivision in southern Overland Park is experiencing something it hasn't see in a long time. A really low amount of available homes for sale. Right now there are only 8 active listings for sale in Hampton Place. 4 are re-sale homes and the other 4 are either brand new or former model homes.

Builder magagzine has ranked 75 housing markets across the country and Kansas City has been ranked 24th. The publication worked with Hanley wood Market Intelligence to compile the report.

Kansas City was marked as having a small 1% in job growth and only a 5.9% reduction in prices year over year.
