You have looked and looked to find the perfect home and after beating out countless other offers you finally have your dream home under contract. However, before you can move into your new dream home there are several potential pitfalls that can derail your new home purchase.
A home inspection by a qualified professional is money well spent when puchasing a home, by having the home inspected you can avoid costly repairs that can go unoticed by the untrained eye. The home inspection is the #1 reason that home sales fall apart but it is the best way too not have your potential dream home turn into a money pit nightmare.
Deal Breaker #1 - Foundation Issues
A house is nothing without a good foundation, it is what everything is built off. There many types of foundation issues, some are minor and can be corrected easily while some are major and will require extensive and costly repairs.
If your home inspection reveals a foundation issues it is usually a good idea to have the issues reviewed by a licensed structual engineer. While nobody likes to pay for additional inspections, it can be cheap insurance in comparison to the potential repair costs down the road.
Deal Breaker #2 - Exterior Wood Rot
Exterior wood rot is a serious issue in our area, if it is not addressed properly you can end up with water penetrating behind siding and around windows. Unfortunately many homeowners fall prey to painting contractors who only put band aids on wood rot by using wood putty or bondo instead removing and replacing rotted wood.
This can become a major deal breaker as many sellers do not wish to incur the cost it takes to correct the issue properly. Johnson County endures the full brunt of 4 seasons, hot, cold, rain , wind and snow. A water tight exterior is very important to your homes longevity.
Deal Breaker #3 - Major Mechanical Issues
The mechanical systems in the house are generally the most expensive items to replace, furnaces, air conditioners, water heaters and more can cost thousands. If not maintaned properly these systems can easily break down at least opportune time and their lifespan shortened.
If your home inspection reveals issues mechanical issues it would be wise to have the systems evaluated by a licensed contractor prior to finalizing the sale. Costly repairs or replacement immediatley after closing can really blow the budget.
While it can be heartbreaking to lose a home that you searched so hard for but if after performing a home inspection you find the repairs more than you can handle or the seller will not agree to make appropriate repair. You may just need to walk away and reopen your home search.
