While it may be a buyers' market through much of Johnson County, the same cannot be said for Hampton Place. Our inventory of homes for sale is minimal, with only 4 active homes in our neighborhood of 465. Since January, a total of eight homes have been for sale in Hampton Place. Of these, half are already under contract or have sold. If we follow the usual trends, expect to see an upward tick in the number of homes for sale as we enter the prime spring market. Right now, there is a definite sellers' market in Hampton Place as buyers compete for a limited number of homes in a very desirable neighborhood.

While we are not expecting a huge jump in Johnson County home prices anytime soon, there is a very distinct possibility that we will see a rise interest rates as the economy starts to grow.

This is where the power of ten comes in. It may be a long time before the value of your Johnson County home goes up 10% but did you know that if interest rates go up just 1% that your monthly mortgage payment will be 10% more?

Right now the average interest rate is right around 4%. If you have a $200,000 mortgage the pirncipal and interest will be $954 per month. Raise the interest rate to 5% and that goes up to $1073, a whopping $119 more per month. What happens if they go up to 6%, not too far fetched. You payment is now $1199 or $245 more per month.

Don't let low interest rates fool you, if you need to refinance or are considering a home purchase. NOW IS THE TIME!

Thinking of Building a New Home?

Here are the trends in Johnson County for 2012

New homes are more compact. While the occasional Mcmansion is still being built, the majority of new homes in Johnson County are between 2,500 and 3,500 square feet. Replacing hearth rooms and separate living rooms is a single great room that opens to the kitchen. The trend towards even greater informality at home is making the living room, often used only when company comes, obsolete.

Maximizing space. Want to work in the closet? There are now new homes that have built in desks located in the pantry. For today’s multi-tasking families, you can grab ingredients for dinner while simultaneously paying the monthly bills. Or, it’s a good spot to put your student while you are making dinner. In all seriousness, there is a movement away from dedicating an entire room for the home office and instead implementing more space-friendly work stations.

Open floor plans. This decade-long trend of open spaces providing for interaction from most areas of the first floor continues.

Outdoor living areas. Perhaps in a bid to make up for less interior space, builders have created outdoor living rooms that are far removed from the concrete slabs we grew up with. Positioned off the kitchen/great room, these outdoor spaces are covered or screened in porches complete with fire pits and ceiling fans. Through fate or luck, the timing couldn’t be better as midwesterners are rediscovering usable outdoor space during a mild winter.

Laundry rooms are the new “must have” item off the master bedroom. Remember when the size of the master closet signaled luxury in a new home? Closets remain large but are accompanied by deluxe laundry rooms that eliminate the dreaded transport of clothing. Many new builds boast two laundry rooms if the master is on a different floor from the remaining bedrooms.

Lot prices continue to increase. Despite the crash of the new home market and its slow recovery, lot prices have increased significantly since the peak of the housing market. What you may be saving in costs associated with the actual house structure, you are more than making up for in lot cost. The increase might be understandable if lot sizes were increasing and treed lots were the norm. In reality, you will get the same barren, small lot that you could have had for half the price six or seven years ago.

Financing diversification. It used to be common practice for the builder to have an on-site lender to finance your new home. In this new era of tight lending regulations, many builders are foregoing lender service and leaving it to the buyer to secure outside financing. This creates a great opportunity to shop around and get the best terms available to you.

Builders used to dictate the terms of new home deals. There is a remarkable shift from that model as the market continues to recover. Many terms are now negotiable, from price, to down payment, to time for construction, to design choices. Make sure to utilize your own realtor in the process so that you are represented. Remember, the agent on site represents the builder’s interests!

Cost of housing
Push. Housing is slightly more expensive on the Johnson County Kansas side but not significantly and property taxes are also comparable.

Housing and neighborhood character are too subjective to rate. It just depends on individual taste. In Johnson County Kansas, the housing stock is newer than on the Kansas City Missouri side, with most “older” homes built in the 1950s and 60s. Missouri has homes dating to the 19th century and everything in between. So you keep hearing on the news that it is a buyers' market but what does that really mean? If you are looking to purchase a home in Johnson County Kansas it could mean buying a home at a substantial discount. In Johnson County Kansas the home market peaked right around August 2006. I wanted to see what the difference would be between buying a house in 2006 at the peak of the market vs. buying the same house today.

After a quick search I found the perfect home to compare:

This south Overland Park 4 bedroom 4 1/2 bath home SOLD in 2006 for $480,000 it was built by a well known Kansas City builder and is part of the coveted Blue Valley School system. It is in a very popular subdivision and even has a view of a local Golf Coure.

Move ahead 6 years to 2012 and this exact same house is back on the market for $350,000. Better yet the homeowner finished the basement to bring the total finished square feet to 4600. Would this home be of interest to you? Not only is it amazing that the value has dropped $130,000 but when you include the finished basement. A minimum of $20,000 plus blinds, garage door openers, inground sprinkler system and more....

I am going to take this case study one step further. Because in 2006 the average interest rate was 6.41%, however today the average interest rate is 4% and many days it is 3.75%

If you bought this house in 2006 at $480,000 this is what you down payment and monthly payment would have been.

Down Payment 20% = $96,000

Interest Rate in 2006 = 6.41%

Loan Amount =$384,000

Principal & Interest = $2404 per month

If you were to buy that house today for $350,000

Down Payment 20% = $70,000

Current Interest % = 4%

Loan Amount = $280,000

Principal & Interest = $1336 per month (That is over 50% less)

So buying that same exact house today would save you $26,000 in down payment and $1068 per month or $12,816 per year. Anyone want to save $12816 per year? I know I do!

What’s Really Going On with Housing in Johnson County Kansas?

Nothing is more local than real estate, right down to the street on which we live. When warnings about the potential of a bursting housing bubble first surfaced in 2006, many disregarded the claims as the alarmist ramblings of Ivy League academia, looking at the issue from 10,000 feet based on national trends unrelated to our own backyard.

Fast forward to 2012 and most of us either know someone or know someone who knows someone who has faced foreclosure or short sale of their home. It seems as though the anecdotes of distress have replaced what’s really occurring in the Johnson County market, giving sellers the jitters before even getting their home on the market.

Is the worst behind us, at least in Johnson County?

While we haven’t exactly been experiencing a real estate boom, we have been in an economic recovery for quite some time. The diversity of jobs and quality of education protected Johnson Countians from the worst of the housing bubble because this is still a very desirable community in which to live. While there has been pockets of depreciating value, our concern has focused more on the lack of increasing value. Not a bad problem to have relative to what several regions of the country are experiencing.

What is the Remedy for Static Home Values?

Perception is everything. Sellers are not confident that their homes will sell at a desirable price so they forego listing their homes until the future is brighter. Buyers have the opposite problem. They are convinced that this is a buyers’ market in which sellers will almost pay them for the privilege of taking the home off their hands. A standoff has ensued, and no one emerges a winner. Instead we continue to slowly rebound in a manner that provides little confidence in the market. As the saying goes, ‘we have met the enemy and he is us’.

The numbers don’t lie

It’s time to suspend perception and embrace reality. Ignore Kansas City metro statistics on housing sales. For those of us living, selling, and buying homes here, Johnson County stats are the only trends that matter. The market in JoCo is now balanced. Neither buyers nor sellers have an advantage. There are 4.9 months of housing inventory available countywide. This is a dramatic change from even a year ago when housing availability far out paced able and willing buyers. Desirable homes are selling. From $180,000 and up, home sales are up across Johnson County since 2010. At the upper end of the housing stock of $500,000 and above, home sales have more than doubled in the last year. Where have home sales fallen? Exclusively in the lower-priced housing market. This drop is most likely an indication of the federal first time home buyer tax break expiring. What’s the good news? First time buyers can still find good deals, even without the tax incentive and move up buyers and sellers are in a bustling market with fantastic home choices.

It’s time to jump in and realize that a static market is not the result of extraneous factors but our own inaction that makes a perceived decline a self-fulfilling prophesy.

Go Red at Home!

One of the great things about February is that we get to focus on the color red during what can be a gloomy, middle of winter month. Whether it’s increasing awareness of women’s heart disease with the American Heart Association’s Go Red for Women or just enjoying the red hearts that come with Valentine’s Day, vibrant red is everywhere!

However, here in the land of beige, otherwise known as Johnson County, there is no red to be found, or any other color, save brown and variations thereof, once we go home. Area home magazines seem to showcase the same living room every month with its requisite tan walls and mahogany accents. “Tuscan” style has become a catchall for homes that are tastefully neutral and although I’ve never been, I doubt they bear close resemblance to any region in Italy, unless we’re talking about the wine cellars.

When did we become so adverse to color? Was it the pink bathrooms of the 1950s? Did the avocado green and harvest gold appliances and matching carpet of the 1970s push us to go strictly vanilla at home? Have we over-compensated for the style mistakes of previous generations? Historically, wealthy landowners infused a rainbow of color throughout the home. One look at Mount Vernon or Monticello confirms that our founding fathers embraced color and in fact, selected a different hue for every room. While that may be a little over the top for 21st century sensibilities, a pop of color couldn’t hurt!

I am not ashamed to admit that I am addicted to color. I have a red dining room, a red couch in the hearth room, a lime green kitchen complete with green and red tile backsplash. Color is a mood-enhancer for me and red always seems cheery. Some believe red signals aggression but it puts me in my happy place! The key to color is balance. If the walls are a bright color, then furniture should be muted. If you have brightly colored furniture, tone down the wall color. The goal is to have striking visual elements but not so much that they compete with each other.

If colorful walls or sofas seem like too big of a leap, then start small with colorful art, pillows, or a rug. That pop of color will most likely become your favorite area of the house!
